Demand for Property in Alys Beach, Planned Community on Florida's Panhandle, Has Soared Over the Past Few Years

When Covid hit in 2020, Iain and Ronni Watson were planning a cruise in Greece with their friends David and Jackie Weill. So instead of heading to the Mediterranean, the Watsons ended up visiting the Weills at their new home in Alys Beach, a coastal planned community on the Florida Panhandle. 
But the Watsons quickly discovered that Alys Beach had more in common with their intended destination than they thought. With its all-white, stucco homes and cobblestone streets, Alys Beach reminded them of the Greek Islands.

The Watsons were so besotted with the community that they made an offer on a five-bedroom home during the visit. By December, they had moved full-time from California to Alys Beach with their two daughters.

White walls and roofs are among the requirements that create the unusual aesthetic of Alys Beach, a 158-acre community on the Gulf of Mexico off Scenic Highway 30A. The look has proven popular with home buyers: Over the past several years, demand for homes there has increased and prices have ballooned, according to local real-estate agent Jonathan Spears with Compass. In the first quarter of 2023, the average sale price in Alys Beach was $5.74 million, up about 25% from $4.59 million during the same period of last year, he said.

“Most of the families that we’ve met here, 20 to 25 families, have bought in the last three years,” said Dr. Weill, 59, an organ-transplant specialist and author. He and his wife live primarily in New Orleans and spend about 170 days a year in Alys Beach.

When Alabama residents Elton B. Stephens and his wife, Alys Stephens, started vacationing on the Panhandle about 70 years ago, what is now Alys Beach was vacant land. At the time, the area had yet to become a popular vacation spot, according to their granddaughter, Alys Protzman. “I can only imagine what the roads must have been like,” she said. “Many people were not vacationing down there at that point.”

In the 1970s, Mr. Stephens purchased the land that would become Alys Beach through his company, the Birmingham-based conglomerate Ebsco Industries. The Stephens family held on to the land for decades as beach communities grew up around it. In the early 2000s, they felt the time was right to develop the land into a second-home community, Ms. Protzman said. They named it after her grandmother, Alys Stephens, who had died by the time construction commenced in 2004.

Ms. Protzman’s cousin, Jason Comer, spearheaded the project with urban planners AndrΓ©s Duany and Galina Tachieva of DPZ CoDesign. Mr. Duany had been part of a team in the 1990s that coined the term New Urbanism, which refers to the creation of mixed-use, walkable communities. DPZ CoDesign has been behind the design of several New Urbanist communities on the Panhandle, including Rosemary and Seaside.

In designing Alys Beach, Mr. Duany said the goal was to create a community that was both walkable and private. To do this, many of the homes are built around individual courtyards, a design that was inspired by courtyard homes in Guatemala. They are also close together, some sharing party walls, which creates a cohesive sea of white along the community’s narrow streets. “With the conventional American house, you need a large lot to achieve privacy,” Mr. Duany said, “but the courtyard provides privacy in a relatively small lot.” This allows Alys to have a high density and enough people to support the restaurants and public life, he said.

Most people in the community walk or ride bicycles, said Dr. Weill. “We stay most of the summer there, and I can go a month without getting into the car,” he said.

Home designs in Alys Beach must be approved by Marieanne Khoury-Vogt and her husband Erik Vogt, the designated town architects, and other members of a review committee. At first, the style of the homes in the community was inspired by Bermudian architecture, according to Mr. Duany. But it has since evolved into an unusual blend that includes everything from Mediterranean to Moorish influences, Ms. Khoury-Vogt said. Alys Beach has a list of approved builders and architects that homeowners can choose from, although they can apply to use a different architect.

White is the color of choice, Ms. Khoury-Vogt said, because it is timeless and reflects heat. (Elements such as doors, window surrounds, shutters and gates can be different colors, she said.) The absence of color pushes architects to give each house distinctive carvings and parapet walls, said Jeffrey Dungan, an architect who has been designing homes in Alys Beach for over a decade. Homes are also required to be masonry, although materials like wood, stone and metal can be used judiciously to introduce warmth and texture, Ms. Khoury-Vogt said.

There are also guidelines for vacation rentals in Alys Beach. In order for homeowners to rent out their homes, for example, they are required to have specific glasses, linens, and serveware: cotton-sateen blend Garnier-Thiebaut linens, and dinnerware and flatware from Fortessa. These items are purchased through the community’s vacation rental program.

Alabama-based real-estate agent Matt Curtis and his wife, Courtney Curtis, bought their four-bedroom, roughly 3,900-square-foot home in Alys Beach for about $6.4 million with the intention of spending a few weeks there with family, then renting it out the rest of the year. They spent about $5,170 to purchase the required linens, Mr. Curtis said, plus a $100 monthly replacement fee. No family photos can be displayed while a property is being rented, he said...

The Dream is in the Desert

PALM SPRINGS — La’Ronjanae Curtis has grown used to the disbelief of college classmates and friends when she tells them she was born in Palm Springs, a city of 48,000 where people of color are relatively few. “There are Black people out there?” they always say. Curtis proudly tells them that she’s living proof.

Tourists flock to the Coachella Valley and Mojave Desert to take in the psychedelic hues of their sunsets, lose themselves among otherworldly rock formations, and sip drinks poolside at Modernist hideaways in Palm Springs the way Frank Sinatra and the rest of the Rat Pack did in an earlier era.

For the few Black Americans who live in the California desert, it takes willpower to feel at ease in these playgrounds, and imagination to make them feel like home.

In the first half of the last century, hundreds of Black people from the South, and from Los Angeles and the Bay Area, settled in desert communities like Palm Springs. They came for some of the same reasons that drew many white people: plentiful jobs, ample land to put down stakes, and the live-and-let-live openness of what still felt like America’s frontier.

But the picture-postcard settings and air of possibility masked an uglier reality for Black newcomers.

Many towns historically restricted Black families to segregated neighborhoods through housing covenants and lending practices. That legacy lives on.

Today, the presence of an established Black community isn’t obvious when driving through Curtis’ hometown, where low-lying houses hide behind Moorish-style screens, meticulously kept cactus gardens look as untouchable as jewelry displays, and locals ride around their condo complexes in golf carts designed to resemble Mercedes and Rolls Royces.

Most Black residents live far from the carefully constructed fantasy visitors see.

Curtis, who attends San Diego State University, says relatives on both sides of her family migrated from San Francisco in the middle of the last century. They mainly settled in Desert Highland Gateway Estates, a neighborhood of about 400 homes that sits on the wind-whipped northern outskirts — three miles from the Midcentury Modern furniture stores and spray-misted restaurant patios of downtown.

The other historically Black neighborhood, Lawrence Crossley, is at the opposite end of the city near the airport — a single U-shaped street lined with several dozen two- and three-bedroom houses shaded by palms. The lush green of a municipal golf course borders the neighborhood on one side. At the far end, a strip of barren desert.

Dominique Brenagh, 38, takes shelter from the 100-degree heat in the shade of his carport at the small ranch-style house where he grew up and his family still lives.

Brenagh says his father’s relatives moved to Palm Springs in the 1950s from Louisiana in part to escape the segregation and violence of the Jim Crow era.

“Back in those times, you had the KKK out there that was oppressing people,” he says of the South.

Brenagh looks back on his own life as a happy one by comparison. He smiles when reminiscing about sneaking from his backyard onto the golf course to play with friends.

“I love it here,” he says...

Democrats and Leftists Hate America

We're constantly told how politically "polarized" we are as a nation.

Since I teach politics I talk about the phenomenon all the time.

But step away from the desktop, laptop, tablet, or mobile phone --- and enjoy real human interaction --- and life doesn't seem so polarized. One simple solution to the polarization problem is to focus on the things in life that aren't political. I'd submit that many of our current divisions are rooted in our practice of collective digitized news consumption, especially among the young and digitally mobile (and that's following up on my previous entry, "How Our Online Experiences Shape Our Political Identities.") Take away the constant social media political virtue signaling, and regular life becomes more shared and cooperative. Life becomes more like a community. People actually talk to each other.

I'll flesh out these hypotheses in future posts. Meanwhile, take a look at some of the Independence Day polling on patriotism and leftist hatred. Democrats don't love America, they hate America; and such antipathy to the United States predates the Trump administration. Current politics has only accelerated a trend of leftist anti-nationalism and self-loathing that's been building for a while.

America has always been bad, no matter who the president is or was. Since Trump’s election, however, the qualities that make America particularly bad—racism, sexism, homophobia, the institutionalized manifestations of each of these, et cetera—have been emboldened, forcing many people to reckon with the ugly reality of their beloved USA. “This is not America,” I keep hearing. But the truth of the matter is that family separation, a disregard for Black lives, homophobia, and every other incarnation of white male supremacy are exactly what America is made of. In light of that, celebrating the Fourth of July in the spirit of patriotism may sound far from appealing. Here are some alternative ways to celebrate the Fourth of July that include less blind nationalism and more uplifting communities that American institutions have so long worked against.
Now if you read the entire essay, you'll find that all of the "alternative ways" to celebrate the Fourth are found in progressive, far-left political activism, including things like asking "fellow guests if they’re registered to vote, and tell them how to do that if they don’t know," and shopping for food and party supplies at businesses "operated by indigenous people or other communities who face systemic disadvantages in the U.S."

When talking about polarization, and especially the generational dynamics of America hatred, reading articles like this one confirms those worries of people who say they're scared for the future of our country.

If one hates America, you won't defend it. Indeed, younger Americans --- the digitized online-identiy generation --- are working assiduously to tear it down.

Manufacturing Hate for 'Made in America'

It’s “Made In America” week in Washington, D.C. You’d think this would be cause for bipartisan celebration. Who could be against highlighting the ingenuity, self-reliance and success of our nation’s homegrown entrepreneurs and manufacturers?

Enter Bill Kristol.

The entrenched Beltway pundit ridiculed a festive kickoff event on Monday at the White House, where President Donald Trump hosted companies from all 50 states to showcased their American-made products.

“Maybe it’s just me,” killjoy Kristol tweeted, “but I find something off-putting about turning the White House into an exhibition hall for American tchotchkes.” (That’s the Yiddish word for useless trinkets).

“Tchotchkes”?

Tell that to the engineers at Hytrol, the Arkansas-based conveyor manufacturer that brought a mechanical display of its technology to the State Dining Room. Hytrol’s late founder, Tom Loberg, started out as a gopher at an electronics parts factory during the Great Depression, worked his way up to designing Navy turbines, hydraulic pumps and cylinders, and entered the conveyor belt business after perfecting bag-transporting machinery for seed, grain and tobacco farmers.

Hytrol’s state-of-the-art products are now used by companies ranging from Amazon.com to Office Depot to leading pharmaceutical, retail, food and publishing conglomerates around the world. A pioneer in the materials handling industry, Hytrol employs 1,300 high-skilled workers and will rake in revenues of more than $200 million this year alone.

“Tchotchkes”?

Tell that to the employees of Wisconsin’s Pierce Manufacturing, which displayed one of its 30,000 custom-built fire trucks on the White House front lawn. Pierce started out as an auto body shop operating out of a converted church and now boasts a 2,000-person workforce. The company produces the iconic aerial tillers, pumpers, tankers and rescue trucks driven by first responders across the country every day.

“Tchotchkes”?

Tell that to Iowa-based RMA Armament’s founder Blake Waldrop, a former Marine and police officer, who was inspired to manufacture stronger body armor after losing a comrade in Iraq to an IED attack. His ceramic plates, also featured at the “Made in America” event on Monday, have been purchased by police departments in Baltimore, Los Angeles and Waterloo, Iowa. Waldrop is working on partnerships to bring his products to the U.S. military and overseas.

“I always tell people I didn’t invent armor any more than Steve Jobs invented the computer,” Waldrop told the Des Moines Register earlier this year. “I just found a better way to do it, just like he did.”

“Tchotchkes”?

Delaware’s ILC Dover participated in President Trump’s “Made in America” exhibition, too. Its trademark trifling bauble? The space suit worn by every U.S. astronaut since Project Apollo. Prolific inventor-turned-industrialist Abram Spanel, a Russian-born son of Jewish garment workers, spun off the company from his giant latex conglomerate that manufactured everything from girdles and swimwear to canteens and lifeboats.

ILC Dover produced high-pressure suits and helmets for the Air Force before winning a contract to design suits for NASA. In addition to displaying spacesuits used on the Space Shuttle and International Space Station programs, the company brought to the White House its DoverPac Flexible Isolator System used by pharmaceutical companies in their manufacturing processes; its Sentinel respirator used in the health care industry; and its SCape escape respirator used to protect U.S. government officials around the world from carbon monoxide, chemical, biological, radiological and nuclear contaminants.

It’s a crying shame D.C. is infested with effete talking heads whose only successfully manufactured product is condescending hostility toward the real movers and shakers in America. Patriotism is gauche and “off-putting” to incurable Trump-bashers like Bill Kristol, who supported Hillary Clinton and her foreign-subsidized pay-to-play cash machine over Donald Trump’s unapologetic nationalism.

Could Trump and his family’s own companies do better in hiring American and manufacturing in America? Sure.

Could the White House be doing more to freeze foreign worker visas at both ends of the wage scale and truly put A
merican workers first? Undeniably.

But to nastily deride the makers and job creators proudly showing off their wares in the nation’s capital at the invitation of our commander in chief takes a special level of anti-Trump lunacy and arrogance...

Mike Rowe: Slaves Are Not 'Hard Workers'

Here's the "Dirty Jobs" guy, Mike Rowe, responding to the demented Melissa Harris-Perry and her comments about "hard work".

On Facebook, "'Hello Mr. Rowe! What's your take on MSNBC host Melissa Harris-Perry being offended by the phrase "hard worker"? How can such a label possibly be offensive to anyone?”":
First of all, slavery is not “hard work;” it’s forced labor. There’s a big difference. Likewise, slaves are not workers; they are by definition, property. They have no freedom, no hope, and no rights. Yes, they work hard, obviously. But there can be no “work ethic” among slaves, because the slave has no choice in the matter.

Workers on the other hand, have free will. They are free to work as hard as they wish. Or not. The choice is theirs. And their decision to work hard, or not, is not a function of compliance or coercion; it’s a reflection of character and ambition.

This business of conflating hard work with forced labor not only minimizes the importance of a decent work ethic, it diminishes the unspeakable horror of slavery. Unfortunately, people do this all the time. We routinely describe bosses as “slave-drivers,” and paychecks as “slave’s wages.” Melissa though, has come at it from the other side. She’s suggesting that because certain “hard workers” are not as prosperous as other “hard workers,” - like the people on her office wall - we should all be “super-careful” about overly-praising hard work.

I suspect this is because Melissa believes - as do many others - that success today is mostly a function of what she calls, “relative privilege.” This is fancy talk for the simple fact that life is unfair, and some people are born with more advantages than others. It's also a fine way to prepare the unsuspecting viewer for the extraordinary suggestion that slavery is proof-positive that hard work doesn’t pay off.
